How do I troubleshoot a faulty water meter?

Maintenance should go into each unit and do the following:

·        Check any high consumption unit for leaks, running toilets, dripping faucets, etc.

·         Perform a Bucket Test (Best for Zero, Low, and High Consumption Units) This is where maintenance can check the meter accuracy. The process varies based on the gallon ratio.

 

If the property has a 1:1 gallon ratio, the meter should increment once whenever a gallon passes through it. Maintenance should use a five gallon bucket. Prior to the test, make sure there is no running water, and make sure dishwashers and washing machines are not running. Then, go to the sink/bathtub and fill up the bucket. The meter should increment five times. If it does not increment accordingly, maintenance should note the unit and have PayLease come check the meter.

 

 

If the property has a 10:1 gallon ratio, the meter should increment once whenever 10 gallons passes through it. Maintenance should use a five gallon bucket. Prior to the test, make sure there is no running water, and make sure dishwashers and washing machines are not running. Then, go to the sink/bathtub and fill up the bucket two to four times. The meter should increment once or twice respectively. If it does not increment accordingly, maintenance should note the unit and have PayLease come check the meter

 

·         Ensure all wiring is firmly attached (Best for Zero Consumption Units) Sometimes a tenant can throw a broom in the closet and accidentally knock the transmitter wire loose from the meter.

The meter will be incrementing, but the transmitter isn’t picking up the pulse to send to the collector. Maintenance should make sure all wires are firmly attached.

 

·         Replace transmitter batteries (Best for Zero Consumption Units whose transmitters are not checking in) Maintenance can replace the transmitter battery, and then hit the reset button that is

located under the transmitter cover. This fixes 90% of new Inovonics (EchoStream) transmitters. Inovonics recommends using Panasonic or Duracell batteries. Model numbers for the batteries are CR123 or BAT604.
